WRITING AN OFFER

When you find your ideal home, writing an offer is the next step. This includes deciding on a fair price, making a deposit as a sign of commitment, setting dates for completion and possession, and specifying which items like fixtures or appliances should be included in the sale. Each element is crucial to make your offer clear and compelling.

SUBJECTS AND CONDITIONS

Subjects and conditions in a real estate offer are key clauses that protect the buyer. They typically include securing financing, conducting a building inspection, obtaining property insurance, assessing property disclosures for any hidden issues, and performing a title search to reveal any legal constraints on the property.

ACCEPTED, COUNTER-OFFERS, & DATES

You’ve found your dream home, so what’s next? There are so many things to consider at this point from making your initial offer to having the home inspected. IMPORTANCE OF PRE-QUALIFICATION

Financing is typically the most time-consuming subject to fulfill. Ensure you've provided your lender with all necessary application information beforehand, including letters from your employer, past tax details, lease paperwork, or recurring payments. Gathering these in advance is strongly recommended to streamline the process before making an offer.

SUBJECT REMOVAL AND DEPOSIT

After fulfilling all offer conditions, we'll draft subject removal paperwork and place your deposit in a trust account. At this stage, both parties are legally obligated to complete the contract.

Your notary/lawyer will receive all relevant paperwork and schedule a signing date, coordinating payments between you, the lender, and the seller.

COMPLETION AND POSSESSION

All that's left now is to wait, and prepare.

On the completion date, your lawyer/notary will file the paperwork to transfer the title of land in your name, and process all payments.

Assuming this step completes without a hitch, the property will be yours to legally possess on the possession date. The seller is obligated to grant you keys and access to the property on this date at the time agreed upon.
