Someday you may want to sell. Consider how long you expect to live in this particular home, and what the future value will be.

If a strata property catches your interest, take note of the restrictions. Check for potential limitations on renting, age requirements, and specific rules regarding pets, including size constraints.

To truly grasp the essence of a home, nothing beats seeing it in person. I recommend hitting the ground and touring as many homes as possible! *within reason, there is such a thing as seeing too many!*

Don't fixate on minor imperfections like orange walls. Prioritize your top needs, and let go of less crucial details. Understand that some buyer's remorse is normal and usually temporary.

Avoid being overly aggressive in negotiations. While it's a crucial part of real estate, trying to "win" by insisting on an extremely low price might result in losing the home you adore. Homes can sell below, at, or above the listing price. I'll research comparable properties to guide you in making a fair offer, irrespective of the current list price.

Don’t get so caught up in the physical aspects of the house itself that you forget to consider important issues such as noise level (kids upstairs?), access to amenities/healthcare, and other aspects that have a big impact on your quality of life.
