TIDY THE BATHROOM
Remove all the toiletries you have on display. Invest in some new white towels (and no, you don‘t get to use them!). Visit Winners or Homesense for some affordable accessories including: soapdish, toothbrush holder, etc. If your toilet seat, shower curtain or bathmat are starting to look iffy, consider replacing them as well.
DECLUTTER AND CLEAR BASEMENT
Whether your basement is finished or just a storage area for your extras, invest the time to make it as spacious and clean looking as possible. Also, you can take the opportunity to offload the stuff you never use!
LIVING ROOM
Wash the sofa, chairs, rugs; Hide magazine rack and any clutter that has accumulated. Tuck away the wires from your TV/Stereo/Speakers, etc.
PAINT TOUCH UPS/REPAINTING
A fresh coat of paint is one of the cheapest ways to freshen up your home. Tip: Bold colours are often a turn off - to be safe, go with light colors to help brighten a room, and to help make small rooms look bigger.
CLOSET AND STORAGE AREAS
Unfortunately, all that stuff you don’t want on display can’t just be crammed into your closets. Buyers will be nosey and open them! And your cupboards. So make sure you take the time to pack away anything you don’t need in the immediate future.
THE FINAL DEEP CLEAN
While you can do this yourself, a professional cleaner will get all the spots you might miss; baseboards, inside the lights, the fridge, etc. While this might seem an unnecessary cost, consider the time it saves you for not having to do it yourself, and the quality of the job that will be done.
MAINTAIN THE BACKYARD
What you can accomplish in the backyard will, of course, depend on what time of year you sell. Spring/Summer: clean up the garden, trim trees, cut grass, clean patio furniture and BBQ. Winter: do your best to make it look presentable.
If you have a garage, tidy it up; If your roof has moss, consider cleaning that as well.
FLOORS
Sweep and mop into all the corners and cracks. If your floor needs a little TLC, there are some great products out there to make them shine again.
GET CARPETS CLEANED
Unless your carpets are brand new, you will want to have them steam cleaned (or do it yourself). It makes quite the difference!
GET WINDOWS CLEANED
Like anyone else (me!), you probably don‘t get your windows cleaned as often as you should. But rain, snow, and other elements can make your windows dirty. Consider hiring a professional for any tough to reach windows.
MAKE YOUR HOME SMELL GOOD
A big turn off for buyers is a smelly home! If you have dogs, or a cat, while you may not smell it anymore, I guarantee your buyer does. Tuck that litter box away. Wash any couches, beds, surfaces either of them sleep. Consider lighting some candles or aromatic diffuser (animal safe, of course!)
MAKE AN EXTRA SET OF KEYS
Prospective buyers and their agents will need an extra set of keys to achieve access to your home. it is not recommended that you be present during showings - it has a tendency to make buyers uncomfortable with viewing your home!
